Hi, my name is Ahmet. I am a legal executive working for a multinational corporation with headquarters in Los Angeles, in charge of our legal matters in the Asia Pacific region, as in house counsel based in Bangkok. I am a German national and I have been living and working in Thailand since November 2004. What challenges were you facing before working with Baan Thai?
Before I first started using Khun Ing’s services, dealing with tight immigration authorities was always somewhat stressful and time-consuming. Spending almost a whole working day at the immigration office at each visit, waiting for my number to be called often, only to be told to get another document or photo and come back another day. All that made visa renewals a dreaded annual ordeal. Back then, as much as I wished for obtaining permanent residence, which will put an end to all the recurring visa hassles and give me lasting inner peace about my long-term future in Thailand, I had heard so many stories from other experts who had been waiting to hear back about their applications for years and years, that I just did not feel that taking this path would make sense for me.
How did Baan Thai help you overcome these challenges?
In early 2020, the topic of permanent residence came up again. And I asked Khun Ing if maybe I should give it a try. She clearly laid out all the requirements, the procedure, the costs and fees involved. And having analyzed my situation and background, she recommended that I should go for it. So I did. And she provided excellent guidance, and accompanied me every single step of the process. I can honestly say that without her support, I doubt that I would have completed the application documents by myself. Fortunately, all forms were prepared for me by Khun Ing and all I had to do was to quickly check whether the data was correct, and then just sign the forms. Another concern I had was the required Thai language test. But Khun Ing provided me with a very helpful info on how to prepare for it. And as a result, I pass the test without any problems. Every single time I had to visit immigration, for example, for taking fingerprints for submitting documents, and doing the personal interview. I was always prepared and accompanied by Khun Ing personally. And I always felt like I was receiving VIP treatment. I never had to wait long for any appointment with immigration officials. And I could tell that they all personally knew and trusted Khun Ing. Another very important aspect for me as a legal executive of a New York Stock Exchange listed corporation was, of course, transparency, and full compliance with the United States Foreign Corrupt Practices Act and the UK anti Bribery Act.
What was the outcome? How do you feel now?
Finally, in late 2021, I received the message from Khun Ing, my application for permanent residence had been approved and then Khun Ing and her team accompanied me to immigration again, and also to other government offices to facilitate and complete the issuance of the documents. And here I am all done. It feels amazing after all these years of living here to finally know that I can stay in Thailand for the rest of my life now without ever having to apply for a Thai visa again, never having to do a 90 day report again, never having to send in the endless immigration line with tourists at Bangkok airport because I can now use the much faster lines for Thai nationals. And even the path to obtaining Thai citizenship is open to me now. How to get permanent residency in Thailand
PR isn't easy to obtain, but if you want to make Thailand your home, it's well worth the effort.
There are four categories for applying for permanent residency:
Work/Business:
You are working for a company in Thailand or have started your own business that employs Thais.
Humanity/Family:
You are married to a Thai national or another permanent resident.
Investment:
You are investing at least 10 million baht in Thailand for three years.
Expert:
You have academic or other qualifications and an endorsement by a relevant Thai government organization.
- The main path to success is through the Work/Business category, in other words, your job or business and the financial contributions you have made to Thailand.
The other categories, Humanity/Family, Investment, and Expert, have all the same minimum requirements as Work/Business, but add on more. The bar is significantly higher and approval is more difficult.
If you’re applying under the most popular category, Work/Business, here is what to expect:
Timeline: Expect up to two years from start to finish.
- The application window is a few weeks at the end of each year, and each year is different.
- The document submission and interview process usually takes around six months.
- The final decision on your application will typically be made after 12 to 24 months.
Eligibility: Financial stability and tax contributions are priorities.
- You will need at least three years of continuous employment on your current non-immigrant visa and at least one year with your current employer.
- The fees for the permit are approximately 200,000 thai baht.
- You will need enough Thai language skill for a 10–15 minute interview answering questions about yourself.
Documentation: There is a lot, so plan ahead.
- Financial records including salary history, tax contributions, and charitable activity
- Proof of a healthy body and character, including a medical certificate, degrees and diplomas, and criminal record checks from your home country and Thailand
- Extensive documentation of your home and work, including employment contracts, the organizational structure of your business, and photographs of your residence, workplace, and colleagues

Don’t wait to start the application process!
- If you are at or near three years of continuous employment in Thailand, you should apply sooner rather than later.
- If you haven’t applied yet and you change your current visa type for any reason, you’ll be back to year one in the eyes of immigration.
- And definitely don’t wait until the end of your career: It's much easier to obtain PR while you're still working and paying taxes.

FAQ
Yes. Permanent residents can use the same blue “tabien baan” residence book as Thai citizens and receive a Thai ID card which gives access to a range of government services and makes a lot of officialdom easier, including banking, driver’s licenses, airport immigration, etc.
Yes, and leaving Thailand without one or letting it lapse while abroad will void your permanent resident status.
Yes, under limited circumstances you can lose your PR if you:
- Leave Thailand without a Reentry Permit or
- You do not return to Thailand for a full year.
However, there are exceptions for point 1.2. In the event that you could not enter Thailand due events beyond your control (e.g. travel ban due to pandemic), or other uncontrollable and unforeseen circumstances, you can appeal the order to revoke your PR by providing the aforementioned reasons.
No, the retirement visa category does not qualify for PR.
No, your application will not be accepted for approval as minimum income is one of the most important requirements for the Business category. You can fix this over a three year period by earning and paying taxed in the required amounts.
Yes, you can apply for PR at the Bureau of Immigration Office located in your Province. Note that once you submit the application it will be sent to Bangkok for consideration and approvals.
Yes, you will still need a Work Permit. However, you will no longer required to have 4 Thai employees in order to qualify for a work permit.

No, you cannot buy land in Thailand under PR. You will need to receive Thai citizenship in order to be permitted to purchase real estate, other than a condominium.
Yes, but you will need to obtain a Re-entry Permit before you travel out of Thailand. You will receive an “under consideration” stamp while you are waiting to be issued your PR. During this period, you will still be residing in Thailand under your Non-immigrant visa, and thus you can travel out of Thailand in the ordinary course with a Re-entry permit.
The consideration period is typically about 16-24 months.
No, your application will not be rejected if you quit your job while your PR is under consideration. However, if you applied for your PR under the Humanitarian category and you get a divorce while under consideration, you will need to change the category to Business category.
